Landlord insurance

Landlord and rental property insurance in Florida

A homeowners policy usually stops covering a home once you rent it out. We insure single-family rentals, condos, townhomes and small multi-unit properties across Central Florida.

The short answer

Landlord insurance, usually written as a dwelling fire policy such as a DP-3, covers a home you rent to others. It protects the building, your liability as the owner and, if you add it, the rent you lose while the home is being repaired after a covered loss. Your tenants’ belongings aren’t covered. They need their own renters policy.

What a landlord policy covers

  • Dwelling: the structure, including the roof, walls and built-in systems.
  • Other structures: fences, detached garages and sheds.
  • Loss of rents: the rental income you lose while the home can’t be lived in after a covered loss.
  • Premises liability: injuries to tenants or visitors caused by a problem with the property.
  • Landlord’s property: appliances, furniture and equipment you provide.

Short-term rentals

Renting through Airbnb or VRBO is different from a long-term lease, and many policies exclude it. If you host short-term guests near the parks or anywhere in Central Florida, tell us so we can quote coverage written for it.

The same things that drive homeowners rates here apply to rentals: roof age, home age, wind mitigation and flood exposure. Older rentals often need a 4-point inspection. Flood is excluded, so consider a flood policy, and protect your other assets with an umbrella policy if you own several properties.

Landlord insurance questions

Usually not. Most homeowners policies require you to live in the home. Once it’s rented, you need a landlord policy, or a claim could be denied.

No. Tenants need their own renters insurance. Many landlords require it in the lease.

It often costs somewhat more because rentals carry different risks, but the difference varies by property and carrier. We’ll quote several to find the best fit.
